Seasonal Momentum Builds

After a slower-than-usual start to the year, Northwest Michigan’s housing market shifted into a higher gear during May as seasonal buyers and sellers returned in force. New listings surged 41% from April, pending sales climbed 24%, and closed sales jumped 39%, reflecting the annual transition into the region’s busiest selling season. Average sale price remained relatively stable, reinforcing that increased activity has not come at the expense of pricing.

While year-to-date sales continue to trail last year, May’s activity suggests the seasonal market is unfolding more traditionally than it did during the unusually active post-pandemic years. Buyers are benefiting from the seasonal increase in available listings, while sellers continue to find success when homes are priced competitively and presented well. Activity remains uneven across market segments, with waterfront properties experiencing greater month-to-month swings while non-waterfront homes continue to provide the greatest consistency.

Looking ahead, the next two to three months should produce the strongest sales activity of the year as vacation-home shoppers, retirees, and second-home buyers remain active throughout the summer season. Buyers should enjoy the widest selection of homes they’ll see all year, while sellers who enter the market before seasonal inventory peaks should continue to benefit from healthy demand.
